What is MFTE?
The Multifamily Property Tax Exemption (MFTE) Program provides a tax exemption on eligible multifamily housing in exchange for income- and rent-restricted units. By supporting mixed-income residential development in the urban centers, the MFTE program ensures affordability as the community grows.

How do I know if I qualify for MFTE Housing?
Qualification depends on your annual income level. Please see the chart below to find out the 2023 income limitations for this property.
Rents and Income qualifications for Betula House MFTE Units
Studio (40% AMI)
- Annual total household income limit: $36,968 for one person, $42,251 for two people
- Rent: $924/month total gross rent ($899 base rent plus $125 utility surcharge)
1 Bedroom (70% AMI)
- Annual total household income limit: $69,315 for one person, $73,940 for two people
- Rent: $1,617/month total gross rent ($1,492 base rent plus $125 utility surcharge)
2 Bedroom (85% AMI)
- Annual total household income limit: $78,557 for one person, $89,784 for two people
- Rent: $2,525/month total gross rent ($2,330 base rent plus $125 utility surcharge)
Please note that our Tenant Benefit Package of $39/home is optional for MFTE homes but highly recommended. It includes high speed wifi, a Renter’s Insurance waiver, and positive credit building.
